Indoor air quality and mold management at Messiah University

Messiah University is committed to maintaining healthy and safe living and learning environments for all members of our community. To ensure the highest standards of air quality, Messiah utilizes a comprehensive Indoor Air Quality Management Program that focuses on prevention, testing and remediation.

Annual testing and professional oversight

Each year, prior to student move-in, all campus buildings are tested by Airborne Contamination Identification Associates (ACIA), an independent consultant specializing in indoor air quality. Samples collected by ACIA are analyzed by Hayes Microbial Consulting, providing lab-verified data on the air quality in each building. ACIA then prepares a detailed report summarizing results and recommendations.

Preventative treatments and maintenance

As part of our proactive approach, Messiah University contracts annually with ACIA to treat every residence hall room using a fogging system and a product called Bio-Shield. This treatment eliminates microbes and provides up to six months of protection against mold growth.

In addition, our HVAC systems are cleaned and inspected every three months. Each inspection is documented through a computerized work order management system that records the work completed and the technician responsible, ensuring accountability and consistency.

Humidity control and environmental management

Controlling humidity is one of the most effective ways to prevent mold growth. Our IAQ program utilizes various dehumidification systems across campus buildings to maintain indoor relative humidity at or below 60%—a level at which mold growth is significantly reduced.

Even in challenging regional conditions—south central Pennsylvania is among the more difficult areas for those with allergies or respiratory sensitivities—Messiah’s indoor air quality is carefully managed to remain better than outdoor air quality whenever possible.
